When it comes to selling your home, first impressions are everything. An open house will provide much-needed visibility by allowing potential buyers to come right to your doorstep. This will also allow the opportunity to set your home apart from the rest in the buyer’s mind. You are allowing potential buyers to come right to your doorstep. We have put together 5 essential steps for hosting a successful open house and get your property sold.


Shine Above The Rest


Pictures can only depict the beauty of a home. Seeing a home in person can make the difference in showing off the real beauty of your property. You want to show your home off in the best way, and get your buyers to visualize their life in their new home. You should clean, organize and de-clutter the house before opening the doors to the public. Consider staging your home with beautiful furniture and decor that will complement the home. You can hire a professional staging company that will take all the hassle and pressure off your back. This is your time to make a statement.


Curb Appeal


You want to WOW prospective buyers from the start. Set the tone for the rest of the house by giving a good impression as soon as they drive up. It’s time to drag out your power washer & brighten up your driveway and patio. You don’t realize how grimy your driveway is until it is fresh and clean again. It’s time to go green! Clean up the front yard by removing any dead plants and add some fresh greenery and flowers. Trim overgrown bushes & chop down excess branches from the surrounding trees. Make sure the lawn is freshly cut and watered, keeping the yard looking beautiful and healthy. After you finish showing off your green thumb, turn your attention to the front entrance of the house. Polish it up. Make your door pop. If the color is faded, consider repainting or even choosing a new color that will accentuate the exterior of your home. This is an affordable, DIY project that can help make a bold statement. Spruce up the entrance by adding some decorative pots & flowers. Don’t forget about the doormat. A new doormat welcomes guests and gives them a place to wipe their feet before entering the home.


Remove Pets

Yes, we love our pets but you never know how the guests will react towards them. They can be load and get in the way, distracting your buyers. Pet allergies are also very common and the last thing you want is a potential buyer having to leave the showing because of an allergic reaction. It is best to take your pets with you for a couple of hours while your home is being shown. Make it a fun day and take your pup to the dog beach or dog park. When’s the last time you did that? If you have to leave them at the house, keep them confined in one of the more uncommon areas in the house to avoid heavy traffic near your animals.


Don’t Stick Around

If you are a first-time seller you might be surprised when your agent asks you to leave during the open house. Don’t take this offensively. This is their time to shine, so allow them to. They have the skills & the strategy to show off your home flawlessly and get it sold in no time. Grab the kids and the dog and take a trip to the park for a few hours while your home is being shown. Spend some quality time with your family and take some stress off your shoulders. It is in your agent’s hands, and they will not let you down.

Holding an open house can be the key to getting your home sold. Make sure you are showing off your home in the best light and make those lasting impressions on the buyers coming through. Your agent will use his skills to get those offers rolling in.
